Thorn Hill Subdivision

Thorn Hill Town Homes, Gruene, Texas

 

Thorn Hill is a subdivision of 10 single family attached homes, located in Gruene, Texas, where the old Thorn Hill School once stood. The project was planned, developed, and constructed by The Walsh Building Company.

 

We were attracted to the location for its close proximity to the shops, restaurants, and music venues in Gruene, but a number of issues needed to be addressed before construction could begin, including upgrading of the site’s zoning; prior to purchasing the Thorn Hill site it was zoned for duplex construction. Soon these issues were resolved and home construction began.

 

Our plan was to build 10 single family attached custom homes, with each home occupying its own lot, building exteriors maintained under a home owner’s association, and landscaping maintained through use of a central irrigation system.

 

Buildings in the first phase feature 4 bedroom homes with large closets, walk-in attics, 2½ baths, and 2 car garages. All buildings were constructed using low maintenance stucco and stone exterior walls. Additional exterior features include 8’ glass and mahogany entry doors, and slate covered patios and entry porches. French doors lead from bedroom 4 to an inset balcony with tile flooring and custom metal railings. Native Texas landscaping is used to conserve water and add color to front and rear planters.

 

For safety and privacy, the 2 units in each building are separated by a 17” common wall, constructed of 2 individual 2x6 walls, 6 sheets of drywall, and 12” of fiberglass insulation. Living area features include 19’ living room ceilings, travertine and hardwood flooring, dimmered lighting, and custom handrails and railings. An interior Romeo Balcony overlooks the living area from a 2nd story study /bedroom. Kitchens feature stainless steel appliances, custom cabinetry, and tile and/or granite countertops. Master Bath areas include large walk-in closets, whirlpool soaking tubs, upgraded fixtures, and glass walled walk-in showers with dual showerheads.
