Property Inspections: Correct the Issues Before You Buy
A Home Inspection is one of the most important and affordable services provided at the time of purchase. Many times, both Buyers and Sellers are unaware of Deficiencies until they are uncovered by the Inspector, and from my experience, it is rare that a Seller fails to make those repairs in order to complete the sale. If even one Deficiency is repaired, in most cases, the Inspection has paid for itself. The information contained in this page should answer most questions about the Inspection process.
In order to estimate the cost of the Inspection, we'll need the address, square footage, and approximate age of the property to be Inspected; please include your name, email address, and phone number as well. To do this, please contact us at 830.743.6138, or use the form provided in the Contact Us Page of this website. If the property is listed with an MLS, most details should be available online. If a deadline for an Option Period is pending, please provide that Information as well so that we are able to meet your schedule. In most cases, pricing is provided within minutes.
After Pricing is confirmed, we'll email an advance copy of the Agreement for you to review, and we'll schedule a time for your Inspection. If a Pest Control/ Wood Destroying Insect (WDI) Inspection is needed, please notify us when scheduling your Home Inspection; it is best to get all necessary information as quickly as possible.
On the day of the Inspection, the Inspector will typically spend between 2 - 4 hours inspecting the property. If the Client wishes to be present, it is recommended that you arrive in the last hour when the Inspection is complete, and the Summary is available. Upon completion of the Inspection, the Inspector will produce an electronically generated PDF Report, which will include written descriptions and pictures of any Deficiencies. The report will be emailed to the Client, in most cases on the same business day, or within 24 hours. The Inspector will gladly discuss any concerns the Client may have about the property and its condition.

We do not inspect Water Wells, Septic Systems, or Pest Infestations. This is why:
When a property is under the constraints of a Purchase Contract deadline, it is critical to receive accurate information about the condition of these important components as quickly as possible. Having owned properties with Wells and Septics that needed periodic repairs, I choose licensed, industry specific contractors to provide that information.
In most situations, Septic Tanks are pumped prior to closing on a property. As a Buyer, I would require that. FHA and VA Lenders also require that Septic Systems pass Inspection before Financing can be approved, and many times, pumping the tank is required for those inspections. In that case, the best and most cost-effective way to inspect a Septic System is by using a licensed contractor who is capable of pumping the tank and completing repairs.
Same with Water Wells; I feel the money is better spent by hiring a licensed Well contractor with the tools and skills needed to inspect the system and complete necessary repairs. And WDI (Wood Destroying Insect) Inspections can only be completed by a licensed Pest Control Contractor.
